First-Time Home Buyers Little Rock: June Activity Rises

First-time buyers completed 38 percent of all home sales recorded in Little Rock last month, the highest share since early 2024.
The increase follows a modest drop in 30-year mortgage rates that began in May and has drawn more applicants into the market before fall listings typically slow. Local lenders report applications from buyers under age 35 rose 19 percent compared with the same period in 2025.
Activity Strongest in Hillcrest and Riverdale
Most of the new contracts appeared in Hillcrest along Kavanaugh Boulevard and in Riverdale near the Big Dam Bridge. Both areas offered multiple listings priced between $185,000 and $225,000 that closed within 12 days of listing. The Arkansas Development Finance Authority processed 47 down-payment assistance applications from Pulaski County residents in June alone, nearly double the total from June 2025. Staff at the Little Rock Housing Authority noted that first-time buyer workshops held at the River Market pavilion on the second Tuesday of each month now require advance registration because seating fills within 48 hours.
The Little Rock Board of Realtors multiple listing service showed the median price paid by first-time buyers reached $198,750 in the second quarter of 2026, compared with $207,300 one year earlier. Inventory of homes listed under $225,000 stood at 312 units on July 1, up from 241 units on the same date in 2025.
